What is a PCA?
The PCA is an integral part of the overall due diligence process required in property transfers and re-financing. Often required by lenders, PCAs provide an analysis of a building or facility to help establish a buyer’s risk due to the condition of the facility. The analysis includes architectural, structural, mechanical and electrical systems and exterior elements such as parking structures.
What is the process?
- Perform document review (drawings, maintenance records, etc.).
- Perform a walkthrough survey of the structure and property.
- Prepare costs for recommend remedies.
- Document findings and costs in a written report known as the Property Condition Report (PRC).
